Credit is a funny thing. It can be a useful tool in the hands of an informed individual, or a weight of burden to the unsuspecting. One thing is for certain, you must have a decent credit score to attain a quality mortgage loan.
We speak to hundreds of individuals each month that are in the market to buy property. Unfortunately, many of them have less than desirable credit scores, and because of this, are not able to get prequalified for a loan.
There are numerous reasons for bad credit scores: bankruptcies, late payments, large credit balances, and a host of others. There are many legitimate reasons a person may have bad credit, but frankly, most of the people we talk to have simply made poor financial decisions.
In most cases, bad credit can be easily avoided:
1. On revolving credit card balances, make sure you pay your minimum balance each month. You will even receive a slight credit boost if you pay over your minimum amount, so do it if you can.
2. Avoid “maxing” out credit card accounts. Credit cards are good to have to build your credit, but make sure you keep your spending under control. Preferably, you should be able to pay off any CC balances completely in the same month you spent the money.
3. If you need to make any big purchases, avoid the temptation to place the entire purchase on your credit card. Instead, put money aside each month until you have enough for the purchase. Remember, just because you have a big spending limit on your cards, doesn’t make it your money! You have to pay every penny back plus interest!
4. Try to think of a credit card as a tool for building credit as opposed to a tool for buying the things you want. You spend a small amount each month, and pay it off immediately. This will spike your credit score, and keep you out of CC debt.
5. Make sure to pull your credit rating at least twice a year. This will give you a good feel for what your score is, and most credit score reporting services will give you a detailed explanation for why your score is where it is. If you find any errors, make sure you report and resolve them immediately. It can be long and gruesome work to get a negative mark removed from your credit record, but it can be well worth it when it comes time to buy a house.

Broadband phones are becoming more mainstream. There are articles whether broadband phone service reached a tipping point or not. What is clear, though, is that phone service delivered over the public internet is the future of telecommunications.
Let’s take a step back and examine what the uses are for broadband phone service. More specifically, the technology behind it. Broadband phone service is utilized by a technology called Voice Over IP (Internet Protocol), or VoIP. It utilizes the bandwidth (the “speed” in layman’s terms) to send voice packets. These packets are sent like any other data (i.e. email, web browsing etc.). When they reach their destination the data packets are reconstructed and converted into voice!
All of this happens in a fraction of a second but many issues can arise to degrade the broadband phone service quality. A slow connection, bad phone, over-utilized bandwidth and a bad service provider can all degrade the quality of the phone call.
While broadband phone service uses VoIP not all VoIP is using broadband phone service, at least in the traditional sense. Companies with multiple office can communicate using VoIP over direct connections or over the public Internet. Even though between the remote offices they are communicating over VoIP when a call is made outside the company they can still use regular phone service (PSTN or T-1 service). This allows them to take advantage of Voice Over IP without the detriments of broadband phone service.
There are usually significant cost savings by using broadband phone service that can alleviate the negative effects of service quality. For the general consumer this might be an acceptable trade-off. But a commercial enterprise might not want to accept this risk.
Another issue that arises with broadband phone service providers is their longevity. Since it’s relatively inexpensive to start a VoIP company you should be extra cautious about the background of the company before you commit your number. Many consumers have been burnt by using new companies who offered too good to be true deals. Sometimes when it’s “too good to be true” it IS too good to be true. Buyer beware.
There are many cool features that broadband phone companies provide. For example, many of them email you your voice-mails. You can open your email and listen to the audio attachment on your computer. Some also offer a voice menu system that you can change, when you want, on their website.
As the technology matures and the quality gets better broadband phone service will be the norm and old legacy phones will be just that, a legacy from the past.

Prepare a budget
Before you start shopping for your new bathroom or kitchen you must know your spending limits. Whether you are getting a loan or paying cash, you need to work out how much your project is going to cost. Some businesses also offer finance solutions for approved customers.
Be aware of council regulations
Find out all the information you can before you arrange tradesperson. If your home is heritage listed you will need to meet strict council regulations. Many renovations must be approved by the council before work can commence. Contact your local council for more details.
Finding a tradesperson
Speak with family and friends who have done renovations or built a home. It is important to find a tradesperson that you can communicate with. As an owner builder, what should I purchase myself?
If you are owner building, make sure you purchase all of the main products for your bathroom, kitchen and laundry. This will ensure that you make all of the decisions and achieve the result you want. There will be things you will not think about when placing an order, such as different handle types on a vanity unit, the pump position of your spa, that you will need to decide on. It is important to make these decisions yourself as they will affect the overall result of your project. Smaller fittings for plumbing can be purchased by your tradesperson.
What services are available to my property?
It is important to know whether you need gas or electric appliances (hot water unit, cooking appliances). If you live further out from the city, you may need LPG appliances. If you currently have electric appliances and you want to change to gas, speak with your tradesperson to determine if this is going to be cost effective and worthwhile in the long run. If you are building a new home, decide on the appliances you want before building begins, as the plumbing will need to be roughed in based on your product selection.
What sort of Hot Water Unit do I need?
There is a wide range of hot water units available and it can be quite daunting to try and choose one. If you are replacing an existing unit your choices can be limited, so speak with your tradesperson. The instantaneous hot water units are popular at the moment, but they use a larger gas line than the standard storage units. Many of these points seem somewhat obvious, but the problem arises when you start taking things for granted. When you don’t make sure that all your bases are covered, you may find that you have invested a lot of time, effort and money in a home renovation that you may end up unhappy with.

As those of us who have been through the branding process know, each of us is blessed with a unique combination of abilities and strengths that we don’t typically recognize as a gift. However, the gift is there for each and every one of us. We take this gift for granted and, at times, let it trip us up when we least expect it. The reason it appears to be hiding is because it requires great discipline to take in all four domains of existence at once (watch for future articles on “Unified Conscious Development”). When we do, our dreams, our businesses and even ourselves become whole and real.
This is at the forefront of my mind because I was just shown what has been lurking in my hiding spot–again. I say “again” because we often forget that which we learn. Being in the constant state of remembering is a crucial part of our personal and business’s development. Rediscovering what I had forgotten was a complete and utter joy. And it was the shining answer to something I was seeking — seeking on your behalf. I have consistently occupied the role of creator, i.e., guiding thoughts, ideas or plans into the reality we know as our daily lives, throughout my life journey.
When we are launching a business or re-releasing it with new branding, we need to find a way to make it real–known, vital, understood, and helpful. We need to bring it into existence, into service. Branding is our metaphor on how to prepare. The better we bring the prepared brand into existence…the quicker it can be understood, the quicker you can assist people, and the quicker your needs can be met through customers, resources and money,
We’re grateful for the opportunity to serve a company, Content Wheel, at this very stage. The founder, Susan Raab, has completed our CLICTrack Tele-course and is in the exciting state of bringing her skills and expertise into the marketplace in a new and glorious way. It was while speaking with Susan that I was reminded of a crucial answer.
This crucial answer is both simple and complex, reassuring and confusing, reminding us of the perfect duality that we are participating in and that we must embrace. Successful business launches have certain characteristics. The creator, founder or the driver “sees” in two ways at the same time–whether he/she knows it or not. They have a roadmap that includes both linear plans and holistic patterns of thought. Can anyone do it? Absolutely. Until now you just haven’t been shown how.
Duality of Information Processing
The crux to mastering this successful characteristic is acknowledging the two ways in which the human mind processes information. This acknowledgement should come very easy as every moment we exist is defined by the duality of information processing. This duality is know by many names: Linear vs. Holistic, Logical vs. Intuitive, Sequential vs. Random, Verbal vs. Nonverbal, Symbolic vs. Concrete, Reality-Based vs. Fantasy-Oriented, to name a few. These are all descriptions of how the left and right sides of our brains process information.
The left side of the brain processes information in a linear manner. It processes from parts to the whole, linearly. It takes pieces, lines them up, and arranges them in a logical order; then it draws conclusions.
The right side of the brain, however, processes from whole to part, holistically. It starts with the answer. It sees the big picture first, not the details. A chart using this approach would look like a sea of what appeared to be random points, representing the “whole,” surrounding the answer.
The successful characteristic to master, when manifesting your new or re-conceived business, is balancing these two ways of processing or understanding. We each use both sides of our brains to function all the time. Though, like being left- or right-handed, we typically have a dominant side where we always begin. As you master yourself and your business strategy, you will develop the ability to see both approaches simultaneously and can start from either the linear plan or the intuitive feel. A great example of this was a software product for children that I was blessed with producing, Disney’s award-winning “MathQuest with Robin Williams.” Most math products approach teaching in the linear–rows, upon rows of problems requiring the “drill-and-kill” of repetitive learning. MathQuest blended the structured truth of math with a holistic approach of traversing a vast 3D-world employing math to avoid pitfalls and overcome obstacles. If you have children, I highly recommend it.
As you acknowledge that these two strategies must co-exist, go slowly; don’t try to use them simultaneously. It would cause unnecessary confusion just when you are on the brink of clarity. It would be like branding your entire company and a particular product or division at the same time. They are better considered one at a time, then blended.
Make it Happen
So to get you started, here’s a way to balance your launch strategy. We will mesh the four dimensions of unified conscious development (the underlining theory of the Whole Wealth institute) and both linear and holistic strategies. Employ these four initial steps to manifest your new or re-conceived business:
1. Linear - Be steadfast in applying the results of the CLIC process: character, language, image and color. The easiest to apply immediately is your language results in all of your marketing materials. Your keywords should be pervasive in your written communications — emails, proposals, postcards, your website, etc., and your marketing statement should be used as the close on your press releases, email closings, proposals and one-sheets.
2. Holistic - Build your team by sharing your marketing statement and your newfound or restored enthusiasm for your new or re-conceived business. You never know who or how you will be lead to the resources you need.
3. Linear — Make a plan. Some say you must have a formal business plan. The truth is there are many types of business plans that differ widely. On one end of the spectrum is a business plan in which you are seeking investment capital. On the other is a plan, which is, for the entrepreneur, simply a well-organized strategy designed to aid them in completing a task or objective. The bottom line is you need a task and time–based plan of action.
4. Holistic — This one is the shining jewel. Watch for, consider, and ponder product/services/information synergies. These can exist within your own business or in connection with others already in the marketplace. The synergy can exist between a book, an article, a speech, an interview, an audio product, a service or another company. It isn’t just about your products; it is about the very core of your expertise, your knowledge, your information, and your approach.

Many say the economy has never done better. Well that is true we have a strong economy and one of the best ever in fact. We have ultra-low unemployment; under 5% by quite a bit. The economy is quite robust considering the housing market dip and the auto-industry, high fuel prices, trade deficits and rising interest rates. In fact the economy is so strong no one can understand why it just keeps moving like it is.
Good for us all in the here and now; that is to say in the present period, but for how long will it all last? And what about future periods? Well, if and when the Democrats get into office they will raise your taxes and increase social spending making people weak and thus further destroying work ethic. The Democrats will further increase regulation on top of the current over regulation driving businesses off shore and preventing foreign investment.
All this will further widen the trade deficit and the economy will resemble nothing you see today under the leadership of our current team. In fact as great as the economy is today imagine how bad it will be when the Democrats take office. The economy, which is not even an issue now, because it is so good, will be the only issue after the Democrats get into office. The best thing the citizens can do is to vote all Democrats out of office and boot their asses off the podium come election time. Who need them? Consider this in 2006.
